Budget 1080p for Work and Play

Build for my sister who is a Graphic Designer, Artist, and Web Host
Her old rig was a refurb 4790 I7 and 1050ti, (alot better than her old crappy macbook)
She plays Civ 6 a fair amount, some of the expansions dont work great on the 1050ti
But her son (my nephew: currently has my Red Team 2.0 rig) wanted her to be able to play Subnautica
So I built her a new rig for the holidays!
Goal: Build it for cheap, has to be good for rendering and work, can play civ and subnautica at 60FPS or better

2700X: open box from microcenter
1070: traded for it on let go for a set of 32gb ram i had in the parts bins.
